 Thank you for booking your stay with us here at JPI Suites. Our goal is to provide you with a superbly clean home, excellent customer service and true hospitality, all we ask in return is for the below Terms & Conditions to be followed.

PARKING: Please let us know how you will be arriving. If you will be driving in your own car, please let us know the State license plate and license plate number. This will only be used in the event there is a parking space issue. Our properties will be forced to tow in the event your car is in the wrong spoton our properties and we are unable to get ahold of you. JPI Suites and Kigo Hospitality will not be held responsible for towing fees. Parking is meant for only one car.

CHECK IN: Check-In time is scheduled at 3:00 pm. All properties are set up for “Self Check In”.Please,let us know immediately if there is anything wrong with the condition of the home. Our goal is to make sure you have the best experience possible so please don’t hesitate to let us know if something needs attention. Please understand that our cleaning & maintenance crews have a limited window to do their job.

CHECK OUT: To prepare for Check Out please place all used towels in the washer and start wash cycle. Please place used dishes in dishwasher and start wash cycle. Our team will clean the kitchen but please understand that if a large mess is left there may be an additional charge. Check-out time is at 10:00 am. We are unable to allow a Late Checkout unless it has been pre-approved. This is solely based on availability. Please note that all vehicles and luggage need to be gone by then as well. A $50.00 fine will incur per every half an hour after 10:00 am if the house is not fully vacant. NOTE: that stained towels and linens and excessive cleaning, especially in the kitchen will have a minimum of $20.00 extra charge above the normal cleaning fee.

NO PETS ALLOWED: Pets are NOT allowed. However, Service Animals are always welcome (with proper documentation). We ask that you provide the necessary documentation prior to arrival date. If our team discovers any unauthorized pets during your stay, we will require the removal of the animal and will charge $500.00 for appropriate cleaning and disinfection.

NO SMOKING: Smoking is NOT allowed in our units. This includes the unit patios. If you do smoke in our units and/or unit patio you will be charged $500.00 to properly sanitize the unit for the next guest.

TRASH: Valet trash is available daily. Please place the trash receptacle outside the front door by 6:00 pm for onsite personnel to empty. Trash receptacle must be brought back into unit by 9:00 am.

TOWELS & LINENS: Towels & Linens are provided for bedroom, bathroom & kitchen use. Any heavily dirty or damaged linens that require extra treatment or replacement will be charged per piece.

ESSENTIAL ITEMS: Please note that the unit has a Keurig coffee maker (we provide coffee & tea pods), along with creamer, sugar and sweeteners. The unit also has a toaster, microwave, pots and pans, cooking utensils, eating utensils and place settings for four. We also provide kitchen items such as a can opener, corkscrew, basic spices, etc… If there is anything you specifically need or have questions about don’t hesitate to ask. NOTE: that any excessive damage to or missing items will have a minimum of $20.00 extra charge above replacement cost.

INTERNET & ELECTRONICS: The unit is equipped with high speed internet,WiFi and cable TV. Operating instructions are included inside the unit.

RESPONSIBLE PERSON: The person booking this unit is responsible for payment and the actions of all occupants. We will not rent to vacationers under 21 years of age. We reserve the right to refuse accommodations to anyone. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in or book for future stays. If the falsified reservation is found after check-in, this will result in immediate eviction without a refund of the rental or deposit.

MAXIMUM OCCUPANCY: The maximum number is two (2) adults.

NOISE: Quiet time for our properties is 10:00 pm to 6:00 am, 7 days a week. We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. Noise Aware is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Noise Aware is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.

INDEMNIFICATION: The Tenant agrees to save the Owner and the Owner’s Agent harmless from all liability, loss, or damage arising from any action whatsoever by Tenant, the Tenant’s relatives or visitors while on the leased premises. The Owner or his Agent shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost or stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise, while on the leased premises or in any storage space in the building or for any personal injury, unless such damage, loss or injury is caused by negligence of the Owner.

DAMAGED/BROKEN ITEMS: In the event that an item is broken or damaged during your stay it must be brought to our attention immediately.
